Is White Rock expensive? The cost depends heavily on the property you buy, your down payment and the building’s ongoing expenses. Owning a condo near shops and services requires a different budget from owning a detached home overlooking Semiahmoo Bay.

In the illustrative examples below, monthly ownership budgets range from approximately $3,700 for a $600,000 condo to $8,735 for a $1.6 million detached home, assuming 20% down and a 4.50% mortgage rate.

These are planning examples not average White Rock prices or quotes for specific properties. They show how mortgage payments, property taxes, strata fees and maintenance can combine.

Calculation assumptions: 20% down, a 25-year amortization, monthly payments and an illustrative 4.50% fixed mortgage rate compounded semi-annually. Property taxes use White Rock’s 2026 residential rate, assuming assessed value equals purchase price, before grants.

Strata fees, insurance, utilities and maintenance savings are chosen budgeting allowances, not measured local averages. Replace them with the property’s actual documents, bills, inspection findings and insurance quotes. The condo examples assume shared municipal services are covered through strata fees; verify this to avoid omissions or double-counting.

The totals exclude groceries, transportation, internet, childcare, entertainment, major renovations and special levies. Maintenance savings may not cover a major repair. Mortgage payments can change at renewal.

What Are Current Mortgage Rates?

As of September 25, 2026, Ratehub’s updated comparison showed advertised starting rates of 4.34% for a five-year high-ratio fixed mortgage and 3.40% for a five-year variable mortgage. These offers have eligibility conditions and may not apply to your purchase. Current advertised mortgage rates

The examples here use 4.50% as a consistent planning assumption, not a guaranteed available rate. Your quote depends on the lender, down payment, mortgage size, property and financing conditions.

A lower advertised rate does not automatically mean the best mortgage for your plans. Compare prepayment privileges, penalties and flexibility, especially if you expect to sell or downsize during the mortgage term.

How Much Income Do You Need to Buy in White Rock?

These estimates assume no other debt payments, a 6.50% stress-test rate, $150 monthly heating, the property taxes above and half the assumed condo strata fee. They use a 39% gross debt service limit.

CMHC’s published underwriting limits are 39% for gross debt service and 44% for total debt service. Lender requirements, particularly for uninsured mortgages, can differ. CMHC qualification calculations

For new purchase mortgages at federally regulated lenders, the stress test generally uses the higher of 5.25% or your contract rate plus two percentage points. That makes the qualifying rate 6.50% for our 4.50% example. Federal mortgage guidance

Qualifying income and a comfortable household budget are different calculations. Your lender’s assessment does not replace a budget for savings, transportation, family expenses and unexpected costs.

Buyers bringing substantial equity from a previous sale may need a much smaller mortgage. That can change the monthly cost of moving to White Rock considerably.

How Do White Rock’s Different Areas Affect Your Budget?

White Rock’s neighbourhoods offer different combinations of waterfront access, elevation, housing styles and convenience. Compare individual properties rather than assigning one price to an entire area.

Uptown and the Town Centre

Start here if your priorities include access to shops, services and condominium living.

Compare the building’s amenities with its operating costs. Elevators, shared spaces and other facilities can be useful, but the strata budget should explain what owners pay to operate and maintain them.

A practical layout and convenient location may serve your needs better than paying extra for a view you rarely use.

West Beach

For a West Beach property, walk the route between the home, Marine Drive and the waterfront before deciding what the location is worth to you.

Check parking arrangements, visitor access, slope and activity around the property. Visit at different times rather than relying on a quiet weekday showing.

East Beach

Compare homes by their exact position, access and condition. A property near the water can have a very different outlook and ownership profile from one farther up the hillside.

Include exterior condition, drainage and parking in your inspection questions. Proximity to the beach is only one part of the purchase.

Five Corners and the Hillside

For hillside homes, consider the view alongside stairs, driveway slope, access and the practical walk to amenities.

Ask about nearby development and investigate the basis of any claim that a view is protected. Avoid assuming today’s outlook is guaranteed to remain unchanged.

How Much Are White Rock Property Taxes?

White Rock’s published 2026 residential property tax rate is $4.31895 per $1,000 of taxable assessed value.

That produces these base calculations:

These amounts are before any homeowner grant and exclude separate utility charges and property-specific additions. Your assessment may differ from your purchase price.

The City’s schedule also lists a $415 annual sanitary sewer fee for a single-family home and a $429 solid-waste fee for detached homes and certain small multifamily units. Drainage charges depend on the parcel and applicable calculation. White Rock’s 2026 tax and utility schedule

Water is billed separately using a meter-based charge plus consumption. For 2026, a 5/8-inch meter has a $56.80 quarterly base charge, with consumption charged at $8.80 per 100 cubic feet. Actual bills depend on usage and meter size. City water rates

Before making an offer, obtain the actual tax notice and utility information. For condos, establish which charges are paid through the strata and which are billed directly.

Condo Costs: Look Beyond the Strata Fee

Two condos with the same purchase price can have very different monthly costs.

A higher strata fee may include services you would otherwise pay for separately. A lower fee may come with fewer amenities or different funding decisions. Neither number tells you enough on its own.

Review:

  • What the monthly fee includes.

  • The operating budget and financial statements.

  • The contingency reserve fund.

  • The depreciation report and planned projects.

  • Meeting minutes and approved or proposed special levies.

  • Insurance coverage and deductibles.

For example, a $200 monthly difference in strata fees equals $2,400 a year. Compare that difference with the services included and the building’s repair plans before deciding which condo costs less to own.

Detached-Home Costs: Budget for the Property You Actually Buy

A detached home gives you responsibility for the building and grounds. Your budget should reflect the inspection and property condition.

Ask for an assessment of the roof, windows, exterior, heating system, plumbing and drainage. Where relevant, investigate retaining walls, decks and difficult maintenance access.

The $500 monthly maintenance savings allowance in our example is simply a starting assumption. A home needing major work could require substantially more cash.

For buyers considering an ocean-view property, separate three questions:

  1. What is the home worth compared with recent similar sales?

  2. What will it cost to maintain?

  3. How much is the view worth to your everyday enjoyment?

Those answers may point to different properties.

What Will You Need Upfront?

Your down payment is only part of the cash required.

For the resale examples below, general B.C. property transfer tax before exemptions would be:

These examples assume purchase price equals fair market value and no exemption or additional purchaser-specific tax applies. General tax is 1% on the first $200,000 and 2% on the portion above $200,000 up to $2 million. B.C. property transfer tax

Also budget for legal or notary services, inspections, applicable appraisal costs, insurance, adjustments and moving expenses.

New construction needs a separate calculation for GST and any eligible rebates or exemptions. Do not apply these resale totals to a new-home contract without checking its tax treatment.

Is White Rock More Expensive Than South Surrey or Langley?

There is no reliable answer without matching the properties.

Comparing a White Rock condo with a Langley detached home says more about housing type than location. Compare similar size, age, condition and ownership structure, then account for the down payment and ongoing expenses.

White Rock and South Surrey also belong to different municipalities. Ocean Park and Crescent Beach are in South Surrey, so White Rock’s tax rate should not be applied to those properties.

If you are considering both locations, build a comparison using:

  • Actual purchase budgets and mortgage quotes.

  • Property-specific taxes and utilities.

  • Strata fees and expected repairs.

  • Transportation requirements.

  • The features you will use regularly.
