Interestingly, Langley's detached benchmark price actually held up better than many neighbouring communities this month a small but meaningful signal that buyer interest in Langley's single-family housing stock remains comparatively resilient even as the broader Fraser Valley softens. Active detached listings totalled 460, down close to 20% from a year ago, giving buyers a healthy but not overwhelming amount of choice.

Langley recorded 83 townhome sales in July, essentially matching last year's pace and actually up 1.2% year-over-year, even as most other property types and communities saw declines. The benchmark price for a Langley townhome was $811,400, down just 4.9% year-over-year one of the smaller declines across the region with a median price of $819,900 and an average price of $825,259.
With 281 active townhome listings and new listings up slightly from last year, Langley's townhouse segment continues to appeal to move-up buyers and downsizers looking for lower-maintenance living without leaving the area's family-friendly feel.
Langley's apartment/condo market saw 64 sales in July, down 22% from July 2025 but flat compared to June. The benchmark price for a Langley condo was $534,200, down 9% year-over-year, with a median price of $504,000 and an average price of $529,787. Active condo listings stood at 413, giving buyers plenty of options across Langley's growing number of newer mid-rise and low-rise developments.
Condos have felt the affordability correction most acutely across the Fraser Valley, and Langley is no exception but that also means entry-level buyers and investors are finding pricing that simply wasn't available a couple of years ago.
